Staging Your Home With buyers, first impressions count! A small investment in time and money will give your home an edge over other listings in the area when it comes on the market. If you choose me as your REALTOR®, I will help you stage your home to maximize the pool of buyers who may be interested in it. Here are some suggestions that will help get you started: 1. Clean: Give your home a good spring cleaning. Buyers make an impression of your home within the first 15 seconds. So take the time to go through every room of your home as well as the exterior and give everything a thorough cleaning. Include things like window sills, baseboards, wipe down the washer and dryer, clean the top of the refrigerator and any other place you don’t clean regularly. 2. Repair: This is the time to pull that to-do list out of the drawer and get started on it. Anything that you have noticed that needs to be repaired should be repaired. Some things you will be able to take care of yourself and other things may require the help of a handyperson. If a buyer walks in and sees a lot of deferred maintenance, they will start subtracting from the asking price. 3. Neutralize: You may have some bold paint or art choices throughout the house. That’s okay, you did that for you. But now that it’s time to sell it’s also time to neutralize those choices. So repaint with neutral tones and replace or remove decorations that may not appeal to a larger audience. 4. De-Clutter: A buyer needs to be able to see the house well to understand if it suits their needs and tastes. If the home is over crowded with furniture or collectibles it is very difficult to see past that. So pack up those extras and if necessary rent a storage unit for excess furniture. 5. Staging/Dynamizing: This is the fun part. Now that everything is spic and span and neutralized and repaired, it is time to add some texture and warmth. This is done by rearranging furniture and adding a few touches so that when a buyer walks through the door they feel like they are home. Examples from houses I've staged:
